    Should you find anything that needs to be corrected in your home, claims will need to be submitted directly to the D.R. Horton Warranty Department. Claims can be submitted via email to SAWarranty@drhorton.com or on their website at www.drhorton.com/warranty

    In order to receive an amenity access fob, each household will need to attend an onboarding session and have facility usage waivers on file.

    To obtain your mailbox keys, you will need to bring your closing paperwork/proof of address to the post office located at the address below. You can also reach out to the neighborhood postal worker to obtain keys when they are in the neighborhood.

    Owners have the duty to keep their Lot and all Improvements thereon in good condition and repair and in a well-maintained, safe, clean and attractive condition at all times.This includes, but not limited to:
    • Lawn mowing & edging
    • Tree & shrub pruning
    • Watering
    • Keeping lawn & garden areas alive
    • Free of weeds
    • Prompt removal of all litter, trash, refuse, and wastes
    • Replacement of dead trees and other dead landscaping

  • chevron_rightTrash/ Recycling guidelines
    Through Tiger Sanitation, trash services are scheduled every Monday and recycling every other Monday.
    • All bins are to be put away by Tuesday morning, no later than 10:00 a.m.
    • Bins should not be visible from any street, alley, or adjacent residence. (Development Area Declaration, Section 2.5)
    • Bins can be stored in the garage, behind the backyard fence, or in a built storage corral ( must submit an ACC request).
      • Want to build a storage enclosure/corral for your bins? Here's what you need to know:
        • An ACC request must be submitted and approved prior to construction. Click HERE to learn more about Architectural Modifications.
        • Placement must start no closer than 5 feet back from the front exterior of the home.
        • Cannot exceed 6 ft in height
        •  Must be made of fencing or siding material. Pre-made store-bought trash corrals are not accepted by the Review Board.
          • If using fencing- stain should match that of the existing fence.
          • If using siding- material must match the house. 
        • Enclosure/corral must cover bins on all sides. Bins may not be visible from the street or neighbor's view (at street level.)
  • chevron_rightDisturbances/Security- What are the guidelines?
    • Social gatherings for you and your guests are welcomed and encouraged.
    • Please be aware of your neighbors and contain any noise or behaviors that may become objectionable to them.
    • If you experience a disturbance, please contact local police.
    • After-hours HOA personnel cannot assist you with disturbances.
    • You are responsible for your own security. The HOA nor the developer is responsible for providing security to the community.
    • You are encouraged to get to know your neighbors and to help watch out for each other.
    • Please report any suspicious persons or activities to the Sheriff's Department first, then notify CCMC.

  • chevron_rightBasketball goal guidelines
    Permanent Basketball goals:
    • Basketball goals may not be permanently installed on a Lot.
    Portable Basketball goals:
    • Portable basketball goals are permitted but must be stored in the private driveway, up near the garage when not in use.
      • Ensure they are not on the street or blocking your driveway so you still have room to park.
    • They may not be placed in any street right-of-way
    • They must be maintained in good condition & repair
    • They may be used in un-fenced yards and on private driveways during periods of active play.

  • chevron_rightPets- What are the guidelines?
    Pets are welcome in the community. If you have pets, please be considerate by picking up after them and keeping them on a leash when off your property.
    • No Owner may keep on such Owner's Lot more than three (3) cats and dogs, in the aggregate.
    • Domestic animals only. No non-traditional/domestic animals, including pigs, hogs, swine, chickens, poultry, fowl, wild animals, horses, cattle, sheep, goats, pot-bellied pigs, miniature horses, exotic snakes or lizards, monkeys or other exotic animals not considered to be a domestic household pet.
    • No animal may be allowed to make an unreasonable amount of noise, or to become a nuisance, and no domestic pets will be allowed on the Property other than within the Owner's residence, or the fenced yard space associated therewith, unless confined to a leash.
    • The Association may restrict pets to certain areas on the Property.
    • All pet waste will be removed and appropriately disposed of by the owner of the pet.
    • No animal may be allowed to run at large, and all animals must be kept within enclosed areas which must be clean, sanitary, and reasonably free of refuse, insects, and waste at all times.
    • No pet may be left unattended on porches, in unfenced portions of yards, or other unfenced outside area.

    Please call Bexar County Animal Control Dispatch at (210) 335-9000 to report a stray animal.
     
    If you suspect that your animal has been picked up, please call the Bexar County Animal Facility at (210) 214-6919.
    • If a stray animal is picked up, they will be taken to 5510 Duffek Dr., Kirby TX 78219 for holding.
  • chevron_rightParking- What are the guidelines?
    • To promote safety and to minimize inconvenience, all Owners and Residents are encouraged to park vehicles in the garage on their Lot and use the driveways on their Lot as overflow parking.
    • On street parking is limited to guests and visitors.
    • The parking of vehicles in the yard of any Lot is not permitted.
    • You should never park in a designated fire lane,  block access to any common areas, block another resident's driveway, or block any street traffic signage.
    • Disabled or unregistered vehicles may not be parked or stored within Riverstone at Westpointe. For the safety of all, please abide by all posted speed limits and traffic signs within the community.
    • Per the covenants, large vehicles such as trailers, oversize utility/work vehicles, recreational vehicles, etc. are not allowed.
      • Per section 2.16 of the Development Area Declaration, trailers may be temporarily parked for no more than 72 hours in a two month period. Be sure that any visitors stay within the permitted 72 hour window, and do not block any traffic or sidewalks during their stay.
    • If you notice a traffic violation, please call the Bexar County Sherriff's office non-emergency dispatch at 210-335-6000.
    • If you notice a covenant violation, please reach out to the Community Manager.
  • chevron_rightCan I turn my home into a rental?
    Yes, with conditions.
    • Rentals cannot be less than 6 months, and short term rentals (like AirBNB or VRBO) are not allowed.
    • Rental contracts will need to be sent to the HOA to be kept on file.
    • If you are renting your home, you are responsible for relinquishing your amenity key fobs to the renters and letting the Association staff know, so that the tenants can complete liability waivers for facilities usage, per Attachment 10 of the Community Manual

  • chevron_rightCan I have a garage sale?
    • 2 community garage sales are organized within the Riverstone at Westpointe community per year- once in the Spring and once in the Fall.
      • Dates and details will be announced to all homeowners via the E-Newsletter.
      • Community garage sales are permitted as outlined in the Documents, but are not considered Association sponsored activities.
    • Individual garage sales are not permitted, and are a direct violation of the Documents.

  • chevron_rightCan I put up holiday decorations?
    Yes. Customary seasonal decorations for holidays are permitted without approval by the ACC but shall be removed within thirty (30) days of the applicable holiday.

    The pool will close on the last Sunday in October and will remain closed until the Saturday before Spring Break*.
    *Spring Break is according to the NISD calendar. 
  • chevron_rightWhat items are prohibited at Riverstone at Westpointe amenities?
    • Smoking/Vaping in all areas.
    • Pets in the pool area, excluding service animals.
    • Personal sound-producing equipment that disrupts others, in all areas. 
    • Glass items to include, but not limited to: drink containers, shot glasses, dishware, etc.
    • Usage of open flame grills, fire pits, or smokers, in all areas.
    • Guests in the fitness center- This space is for residents only.
    • More than 5 guests per household at the pool.
    • Obstruction of walkways/paths/door, in all areas.

HOME IMPROVEMENTS/ EXTERIOR MODIFICATIONS
  • chevron_rightI want to make changes to the exterior of my home; do I need approval from the HOA?
    Yes. Additions, modifications, and changes to the exterior of your home and property require review and approval by the Association’s Architectural Control Committee (ACC) before the work is done or an addition is installed. 
     
    Common projects include shed installation, rock borders, solar panels, changes in landscaping, fence replacement or extension, swimming pool installation, and patio or deck installation. There is no fee to submit an ACC request. 
     
    To submit an ACC Request:
    1. Complete the ACC Request form
    2. Outline the project area on your plat plan.
    3. Send completed application, copy of annotated plat plan, and any additional project details in to the Community Standards Coordinator at cfelan@ccmcnet.com.

  • chevron_rightHow long does it take for an ACC request to be approved?
    The ACC process can take up to 30 days to receive a response on your project.
     
    Please note, that if an application has not been submitted fully, certain items may extend the review process, such as:
    • Homeowner plat plan missing or project not drawn in
    • Signature or relevant info missing on the application
    • Not enough information (location, size, materials used, etc)
    • Projects not in compliance with setbacks and restrictions
    To help ensure a quick turnaround, please review your documents carefully, include relevant details about your project and double check you have all necessary items included in your submission. Please utilize our document library and resource guidelines for your project prior to submission and reach out if you have any questions.
  • chevron_rightWhat is a plat plan?
    A property/ survey plat plan is a schematic drawing of a property, generated by a surveyor, that identifies the legal property boundary, easements and other information.
     
    This plan can be found in the folder you get at closing with all of your governing documents. Click HERE to see an example.

    Make multiple copies of this document to use in marking the project area for each ACC request you may submit.
  • chevron_rightWhat is an easement?
    Easements are:
    • Areas of your property used for utilities, water drainage, sewer lines, etc.
    Easements are not:
    • To be built on or permanently obstructed without prior authorization
    • The same size, type, or location for every property.
     
    Most lots have an easement of 5 ft from the side fence, and 10 ft from the back fence, but it can vary.
     
    It is important to mark the ACC requested project area on the plat plan, so the Architectural Control Committee can identify the easements of your Lot, and ensure the project falls outside of this area.
     
    Should a project be completed without ACC approval, if it is atop an easement, the service provider has the authority to remove any structure blocking the easement, and the homeowner would be responsible for any fees incurred during the process. 
  • chevron_rightTrash/Recycling enclosure options
    If you would like to build an enclosure/corral to contain trash & recycling bins, you may do so, following the guidelines below:

    Yes. The following products and colors have been pre-approved for use when staining fences and decks in Riverstone at Westpointe residential community, and do not require you to submit an architectural modification request:

    • Behr Cedar Naturaltone
    • Valspar Clear
    • Valspar Cedar Naturaltone
    If you would like to use a different brand of stain that is very similar in color to the products listed above, you may submit an ACC request for authorization.
     
  • chevron_rightSolar panels- What are the guidelines?
    • Solar panels may be installed, after obtaining an ACC request approval.
    • If the panels are to be front facing, the ACC will require a 10% letter from the installer. 
  • chevron_rightSatellite dish/antennae guidelines
    Without any prior approval, you can attach it to the back or the side of the home (on the back half of the home) with no part of the permitted dish or antennae any higher than the lowest point of the roof-line and screened from view of adjacent Lots and the street, per section 2.11 of the Development Area Declaration.

    • Purpose

  • chevron_rightWhat are assesments?
    Assessments (HOA dues) are what pay the Associations debts. The Association is a not for profit organization and runs as a business. Your assessments pay for Management of the day to day operation, Lifestyle events, Maintenance & Repairs, Contract Services, Compliance, Utilities, Legal, Insurance, etc.
     
    In order to obtain these funds, all members within your community are required to pay assessments to the association.
     
    The Board of Directors will establish assessment rates each year and adopt the annual budget for your community. While we work hard to contain expenses, periodic increases in your assessment may occur to cover the rising costs of operations, and maintenance of your community. The association will notify you of the amount and due date of your specific assessment. If you do not have any information regarding the assessments,
     
    Keeping in mind that assessments are the primary source of income for community associations, we encourage all members to pay them in a timely manner. Members who do not pay their assessments on time may be subject to various monetary penalties and usage restrictions. While this may seem extreme, please remember that your association can operate only if all members pay their assessments when due. That will allow your association to properly administer and maintain your community.
     
    NOTE: When you close on your home, typically, the pro-rated current quarter assessment amount and potentially a full additional quarter of assessments are paid depending on when you closed. 
     
    Your Riverstone at Westpointe Assessments are $780 annually ($195 billed quarterly on the first of January, April, July, and October.)

      • Keep in mind, these are legal documents, and search terms may vary.

  • chevron_rightI have feedback concerning the roads in the community- What do I do?
    The roads within the community are public, and outside of the HOA's jurisdiction. 
     
    All concerns about the public roads, including, but not limited to traffic violations, appearance, completion and speed, should be directed to the Bexar County Sherriff's office non-emergency dispatch at 210-335-6000.
  • chevron_rightHow do I request a speedbump or crosswalk on a street?
    The roads within the community are public, and outside of the HOA's jurisdiction. 
     
    All inquiries and feedback on speed bumps, crosswalks and other county infrastructure projects should be directed to the Bexar County Public Works Department at 210-335-6700.
